Quadrio Multifunctional Complex

Excavation is finished and building has begun. In July 2012, CPI Group began construction on the long-awaited administrative and shopping complex Quadrio – formerly known as COPA Centrum Narodni. By the end of February 2013, excavation had reached the lowest level. The general contractor is Metrostav and the estimated investment is CZK 3.3 billion. Construction in the historical centre of Prague is always a difficult challenge. The dense housing, transport networks and protection of monuments require careful and thorough planning. The difficulty of the project is not only measured by its size and the length of preparation involved in such an undertaking, but also by the requirements the complex must fulfil in the future. For example, great care must be taken when planning for the large amount of direct traffic that will enter the passage of the Quadiro Shopping Centre from the link with the vestibule of the Narodni trida “B” line underground station. "The next task was to connect the Quadrio Shopping Centre with Tesco’s MY Department Store to ensure an open passage from Spalena Street to Vladislavova Street during the day. This was made possible thanks to the clever architectural design of the complex,“ said Igor Klajmon, Development Director of CPI Group. Unique architecture The architecture and shape of the complex will attract a lot of attention. "Our vision going into this project was to create a modern and confident building with a very strong conceptual design, all the while fitting within an urban environment located inside a protected monuments zone“, said doc. Seen from above, the building plan has a quatrefoil design with four of the highest peaks of the central block sprouting office wings of various heights in response to the surrounding area. The passage connects to Spalena Street via a quaint public square rich with vegetation. “In the heart of the building is a 3D intersection where pedestrian routes converge. These routes consist of east-west and north-south foot traffic, a series of lifts and the underground", said Jakub Cigler. The aim of the CPI Group is to extend the boundaries of this newly revitali­sed space out towards the Narodni trida square and its adjoining areas. Another interesting feature of the complex is its exterior. The main interior of the building is uniquely decorated with a facade reminiscent of broken glass, while the lower exterior of the office towers are enclosed with partially overlapping metal fins and glass walls that surround the business and shopping areas. Quadrio Multifunctional Complex. The name “Quadrio” comes from a play on words in English. It refers to the basic shape of the building, the quatrefoil floor plan, the quality of the project and the four basic functions of the building, which simultaneously link work and leisure. The complex includes Grade A office space, a shopping centre, a residential building with luxury flats and a plaza with greenery, benches, and garden restaurants. The ground plan resembles a four-leaf clover, as the central part of the core consists of five interconnected buildings on Spalena Street, and a separate residential building on the streets of Purkynova and Vladislavova. As a result, the parterre is a 1,600 m² public square with greenery and garden restaurants. The very bottom floor includes storage and parking spaces for 250 cars. The entrance to this floor is from Vladislavova Street. The shopping centre has a total area of 8,500 m² and consists of two underground and two above-ground floors. The gallery already has 70% occupancy. Current tenants include brands such as Promod, Calzedonia, Neoluxor Bookstore, Tchibo, CCC shoes, Sephora Perfume and Cosmetic Store, Tescoma, Sparky’s Toy Store, Le Chocolat, Thomas Cook Travel Agency, DM Drugstore, Nanu Nana Accessories, iStyle, Sony Center, and more. Part of the shopping halls will be in the –2 floor of the complex leading to and from the busy Narodni trida line B underground station. There is also an advantageous tram junction in front of the building. Additional shopping halls are located on the 3rd floor and are connected to Tesco’s MY Department Store. Offices Exclusive offices with a total area of 16,400 m² are located on the 3rd to 8th floor of the Quadrio complex. „It is here where you see the greatest benefits of the “four-leaf clover” floor plan,“ says Pavel Skrivanek, Director of Leasing at CPI Group. "The above standard circumference of the facade allows for maximum efficiency of the work area, without wasted and unused space. Daylight reaches almost every square metre, which gives us a typical floor area of 3,000 square metres that can comfortably accommodate up to 300 employees, "says Skrivanek. Floor plan and layout technology facilitate the rearrangement of office space, which can be designed as smaller units or as open-space areas. State of the art technology, along with the shape of the building and the efficiency of its spatial arrangement, significantly reduce the building’s ope­rating costs. This reduction may ultimately be up to 10 – 20%. "This is the biggest benefit of the Quadrio office building, which aspires to obtain LEED Silver certification for green operations“. Residence Quadrio. The separated Residence Quadrio, which overlooks the public square, offers seven floors of 15 – 18 exclusive smaller and larger flats for sale or rent. "While sales will officially begin in the spring, we are already experiencing record demand,“ said Peter Lamb, Quadrio Project Manager from CPI Group. Total investment in the project is currently estimated at CZK 3.3 billion. "From our viewpoint, this is an exceptional commercial project. Thanks to its location directly above the underground station in the historical centre of Prague, its technical quality and efficiency, and its own parking in Prague 1, it really has no competition,“ said Beranek. "Construction was started in July 2012. In February 2013, excavation of the foundation reached its lowest point. In the summer of this year, we should be level with the surface. In the winter of 2014, we expect completion of rough construction and the opening of the complex is expected in the autumn of 2014, "said Peter Lamb of CPI Group about the construction schedule.
